Two months, or one month at 62+
A Connecticut landlord may not demand more than two months' rent as a security deposit, or more than one month's rent from a tenant aged 62 or older. A tenant who turns 62 after paying a larger deposit may ask for the amount above one month's rent to be returned (§ 47a-21). The statute's definition of security deposit excludes advance payment of the first month's rent and a deposit for a key.
Escrow and notice
The landlord must hold deposits in an escrow account in a financial institution in Connecticut. Within 30 days of receiving the deposit, it must tell you the name and address of that institution.
Interest every year
The landlord must pay interest at a rate not less than the deposit index set each year by the Banking Commissioner under § 36a-26. Interest is paid on each anniversary of the tenancy, and is due within 21 days if the tenancy ends sooner. You lose interest for any month in which your rent was more than 10 days late, unless the landlord charged you a late fee for that month. A landlord may not raise your rent because of the interest it owes. Some student housing is excluded. The Department of Banking publishes the current rate.
21 days, or 15 days after your address
When the tenancy ends, the landlord must return the deposit plus accrued interest, or give a written statement of damages with the balance, within 21 days, or within 15 days after receiving your written forwarding address, whichever is later.
Our calculator counts 21 days and does not include interest.
